Registration of TAPU

What is TAPU?
TAPU is a document confirming ownership of real estate. It is issued by the Land Registry Office (Tapu Kadastro Genel Mudurlugu) and confirms the purchase and sale transaction, after which you are recognized as the rightful owner.

There are two types of title deeds in Turkey:

A red TAPU is issued if you become the owner of a plot of land with ready-made property: an apartment, a villa, a commercial property.

Blue TAPU is issued for land plots on which there are no objects. Such plots are purchased to build your own home or when purchasing agricultural land (up to 30 hectares).

It is the red document that concerns real estate, so let’s look at its features.

There are no age restrictions on the right to own property. TAPU includes both adults and children.

The right of ownership can be registered in the name of one person or several, who can own both the same shares and different ones - this issue is resolved among themselves. The maximum number of co-owners for one Tapu is 10.

Each owner, subject to the consent of all other property owners, has the right to sell his share.

The red TAPU contains information such as:
🔘 Address of the property;
🔘 Coordinates and condition of the land plot;
🔘 Type and characteristics of real estate;
🔘 Cadastral value of the object;
🔘 Data about previous owners and the new owner;
🔘 Area of the purchased plot;
🔘 date of issue and registration data of TAPU;
🔘 Seal and signature of the authorized person of the Cadastre Department and other important information.

How to get a?
In order for a foreign citizen to obtain a TAPU, he must submit the following documents to the Land Registry Office:
- buyer’s identity card or passport with translation;
- ID-card (issued at the tax office at the place of purchase of housing);
- 2 photos.

The cost of TAPU largely depends on the value of the purchased property and can range from 1,500 to 3,500 euros.
